Newport Townhouse Full House Replacement

Project Overview

After purchasing a double storey, three bedroom townhouse in Newport, our clients quickly identified two key issues with the property: traffic noise from the busy road frontage and poor thermal performance from the existing windows. Their goal was to create a quieter, more comfortable home while maintaining the building's external appearance and complying with body corporate requirements.

The Challenge

As part of a complex of six units, the project involved more than simply selecting new windows. The homeowners needed approval from the body corporate, which required careful consideration of the external appearance of the building and adherence to specific conditions.

The property's location also presented logistical challenges. Shared access areas, limited unloading space, parking restrictions, and waste management requirements all needed to be carefully planned to ensure a smooth installation process with minimal disruption to neighbouring residents.

The Solution

After several consultations and site visits, we guided our clients through the various glazing, opening styles, hardware, and finish options available.

To achieve the best outcome for both acoustic and thermal performance, they selected our thermally broken aluminium window system, incorporating a combination of awning and tilt & turn windows. This configuration provided excellent functionality while maintaining a consistent appearance from the exterior, satisfying the body corporate's requirements.

An additional priority for the couple was ensuring their black Labrador could continue to access the courtyard independently. To accommodate this, we incorporated a custom doggy door into the new sliding door system.

Installation Process

Careful planning was essential from the outset. The large window units were delivered and manoeuvred into the property's garage for secure storage, overcoming the site's restricted access conditions. Existing windows were removed and temporarily stored before disposal, with a council permit obtained for skip bin placement due to limited on-site space.

Throughout the installation, our team took great care to protect the home and minimise disruption. Existing architraves were removed where possible for reuse, floors were protected, and dust was controlled through regular cleaning and vacuuming.

Each window opening was prepared individually, allowing the homeowners to remain comfortably living in the property throughout the project. Once the existing windows were removed, waterproofing measures were installed before the new windows were mechanically fixed to the timber frame. Where possible, the windows were taped into the existing weather barrier and sealed using slow-expanding foam to eliminate air leakage and maximise performance.

The installation was completed with custom-fitted reveals, architraves, and high-quality internal and external sealants to ensure a clean and durable finish.

The Result

The transformation was immediate. The reduction in external traffic noise was striking, creating a noticeably quieter and more peaceful living environment. Combined with the improved thermal performance of the thermally broken aluminium system, the home became significantly more comfortable.

The homeowners achieved the modern, high-performance upgrade they were seeking while maintaining compliance with body corporate requirements. Their black Labrador quickly adapted to the new doggy door, making it a practical addition for the whole family.

Most importantly, our clients were extremely happy with the final result. The project delivered on its primary objectives of reducing noise, improving comfort, and enhancing the overall liveability of the home. This installation is a great example of how high-performance windows can transform an existing property, creating a quieter, warmer, and more enjoyable living environment.
